Roof inspection is not done frequently but is important especially after a strong storm or disaster has just passed. This is to check if the performance of the roof is up to par, and to make sure that proper care is done before it is too late and a larger and more costly problem exists. This can also be done before a typhoon, to make sure that the roof performs its best during the disaster and does not leak nor can easily be blown away by the wind. As a property owner, it is important that you know what signs to look for and when to call a roofing inspector when inspecting. Here are some items in the checklist:

 

1. Structure

The structural inspection will determine how the structure holds up to the weight of the roof, especially after a strong storm or typhoon. When doing structural inspection look for cracks or sagging along the walls and  the areas near the ceiling, as these are indicators that the structure may be compromised. 

 

2. Ceiling

Soffits and fascia are considered the unsung heroes of the home because they have the silent role of protecting the roof from pest infestation and providing proper ventilation for the home. Check the condition of the soffits and fascia by noting if there are leaks that may be visible through molds or discoloration. Check the underside if there are pests or insects present. You can also check if your roof is deteriorating if you check the interior, most especially the ceilings. Look for brown, inconsistent stains that not only ruins the aesthetic quality of your home, but also indicates that there is a roof leak resulting from damaged shingles or seals on the roof vents. Be wary of strong, murky odors and molds too, as they are also a sign of leaks. Finding the root of the problem such as the damaged roof can prevent further damage. If you find the mentioned signs on your ceilings, you should consider replacing it rather than repairing it, as it’s easier and more cost-efficient to do. 

 

3. Gutters

Keep the gutters clean from leaves and debris to make sure that the water drainage is working properly. Poor functioning gutters can cause the water to be directed on other crawl spaces and open areas that build up moisture that causes rotting and suffering of the home’s integrity.

 

4. Roofing Material

No matter how strong and robust the roofing material is, roof inspection is still necessary. This is the reason why it is important that you know the roofing material’s lifespan and its properties. Expect that a roofing material nearing its lifespan will not have its optimal performance compared to newly installed roofs. Check for warning signs that tell of its age, like saggy roof and faded or discolored shingles.   

 

Your roof is a system much like any other functionalities, that has various parts and elements that work together to be able to perform properly. If one part is disorganized and performed incorrectly, the whole system will be affected. Roof inspection is done to predict such problems, prepare for the worst, and prevent a bigger problem from occurring.
